Every year, millions of tenants in Germany overpay. The reasons vary — but the solution is simple.
Janitor costs are a classic billing error. Often, administrative tasks or repairs are billed as janitor services — but that's not allowed. Only ongoing maintenance and upkeep can be charged to tenants.
Calculate savings →Be honest: when was the last time you saw someone working in the garden? Gardening can only be billed if it actually takes place.
Calculate savings →By German law (Heizkostenverordnung), at least 50% of heating costs must be based on actual consumption. In practice, this isn't always done correctly.
Calculate savings →Property tax (Grundsteuer) may be passed on to tenants — but only the actual share. A common error: the full amount is charged instead of the proportional share.
Calculate savings →Small repairs can be passed on to tenants via the lease — but only up to a certain amount per case and per year. The limit is usually 75–100 € per repair.
Calculate savings →Administration costs generally cannot be passed on to tenants — they are not among the 17 allowable operating cost types under § 2 BetrKV (German Operating Costs Regulation).
